Why does my chimney only leak during monsoon season?
Monsoon rain is wind-driven. It hits the chimney sideways, so water gets under flashing and caps that stay dry in a normal vertical rain.
Can you just seal the whole chimney?
Sealing helps brick and stucco shed water, but it will not fix a rusted chase cover or lifted flashing. We fix the entry point first, then seal if it is needed.
